I focus on straight lines, proper adhesion, and the right product for each area (interior vs. kitchen & bath vs. exterior-grade). I work with silicone, acrylic, kitchen & bath mold-resistant caulking, and exterior-grade sealing products. The old bead is fully removed, edges are cleaned and dried, and a smooth new line is applied and tooled for a neat, long-lasting finish. When needed, I use masking for crisp edges and add backer rod for deeper gaps so the bead holds properly. Process & expectations: I confirm the scope on-site, select the right product for the location, protect adjacent surfaces as needed, apply a consistent bead, and leave the area clean. Dry/cure time depends on product and humidity, so I’ll point out any areas that should not be washed or exposed to water right away.

Not included / when another trade is needed: I do not repair rotten wood, structural damage, active leaks inside walls, or failing window/door assemblies. If there are signs of water intrusion, mold, soft framing, or the window/door unit needs replacement, a qualified contractor (or remediation specialist, where applicable) may be required before sealing.
